Intro
Most people don't remember the paperwork. They remember how it felt.
That's the part I care about. As a Managing Broker with John L. Scott's South Kitsap/Gig Harbor Regional Office, I serve clients throughout Washington State with a specialty in listing strategy and seller representation the pricing decisions, preparation, and positioning that determine whether a home sells in nine days or ninety.
Drawing on market data, trend analysis, and 4+ years in the industry, I help sellers position their homes to sell faster and for more, while keeping the process clear, strategic, and approachable from first consultation to closing. I also work with buyers who need someone in their corner, and with military families relocating to & from Naval Base Kitsap on timelines that don't wait.
Different situations, same standard: you should finish this transaction better off than when you started, and you should know exactly why every decision was made.
My Mission
Expert real estate representation should be both accessible and affordable without asking clients to trade away quality, integrity, or professionalism to get there.
I don't believe strong guidance should be a premium service reserved for a narrow slice of the market. Every individual and family I work with gets the same disciplined pricing strategy, the same data-driven analysis, and the same fierce advocacy at the negotiating table. My commitment is simple: help you reach your real estate goals, protect your interests at every step, and structure cost-effective solutions that keep more money where it belongs with you.
Representation
You are not a file number in my pipeline. You're the reason there is one.
Full-service representation means I'm accountable for the whole picture pricing strategy, preparation, marketing, negotiation, and every step after the offer. I'll tell you what I'd do if it were my equity on the line, including when that answer isn't what you were hoping to hear. Transparency and sound advice are worth more than easy agreement, and my clients tend to be the kind of people who'd rather have both.
Expertise
Real estate is hyperlocal, seasonal, and temperamental. It changes on a dime.
Technology has made information more accessible than ever, and that's genuinely a good thing but an app can tell you what a home sold for. It can't tell you why, or what that means for your street this month. Automated estimates don't walk the property, don't know which listings sat because of a floor plan problem, and don't adjust for a competing home that hits the market next Thursday.
I bring clients real analysis: neighborhood-level comparables, absorption rates, days-on-market trends, seasonality, and what buyers in your specific price band are actually responding to right now. Then I translate it. You'll get the reasoning behind the number, not just the number because a listing price is a business decision, and you should be the one making it with good information in hand.
Washington doesn't behave as one market, and neither does Kitsap. Bremerton, Silverdale, Port Orchard, Poulsbo, and Gig Harbor each have their own buyer pools and price trajectories. Knowing that difference is the job.
Negotiations
Negotiation is a mindset before it's a skill.
The goal isn't to win an argument it's to build an agreement that holds together and closes. I stay calm when it gets tense, I keep the conversation moving when it stalls, and I keep your interests at the center of every counter. Deals fall apart over ego far more often than over money. Mine stays out of it.
What you get is someone who prepares: I know your leverage, I know the other side's pressure points, and I know what's genuinely negotiable beyond price timing, repairs, contingencies, occupancy. Those terms often matter as much as the number on the contract.
Transactional Excellence
An accepted offer is the halfway point, not the finish line.
From mutual acceptance to keys, I oversee the details: inspections, appraisal, title, escrow, and the loan process. I stay in front of the lender, the escrow officer, and the other broker so problems get solved while they're still small. Most closing delays are predictable a week out if someone's watching.
I'm the one watching. You'll hear from me before you have to ask, and you'll hear from me after closing too. The relationship doesn't end at the signing table.
Let's Talk
Every client relationship I build rests on the same three things: transparency, sound advice, and results that speak for themselves.
If you're thinking about buying or selling in Kitsap County, Gig Harbor, or anywhere in Washington, let's talk through your numbers before you commit to anything.
